Home Inspections
It is important for you to be present during all inspections. This includes the General Home Inspection and additional inspections including septic and well.
It is important as your Realtor to also be present and observe all inspections. I will coordinate all inspections for you with the listing agent and seller. I will recommend inspectors or you may use an inspector of your choice. The inspection has to occur, and a response has to be given to the Seller within a specific time period. I will manage all timelines and will sit down with you and review all reports upon your request.
The General Home Inspection will consist of an inspection of the entire home and all of its systems. Additional Inspections may be required by a specialist as recommended by the General Home Inspector. Most inspectors will give valuable maintenance tips. If any concerns are discovered, your presence, will afford the opportunity to discuss these concerns with the inspector. This might help you decide whether to request repairs to be performed by the Seller or request for modifications of the purchase price. A good inspector can help you determine what may simply be maintenance and what may be a more serious issue that might have an impact on the structural integrity of the home or a system of the home.
After reviewing the inspection report with you, we will determine whether to request for repairs or modifications, exercise the right for additional inspections, or terminate the transaction. If you are satisfied with the inspection, the inspection contingency will be deemed satisfied, and the transaction proceeds toward closing.
- If you request for repairs or modifications, it creates a counter offer and the seller is free to reject your request. If the Seller rejects your request or part of your request, you will have the opportunity to either terminate the transaction or continue to negotiate your requests. I will guide you and negotiate for you during this negotiation period.
- If the Seller agrees to the requests, the inspection contingency is deemed satisfied; the Seller will make the requested repairs and you will be given the opportunity to re-inspect all repairs prior to closing.
- If you and the Seller cannot agree to the requests, by the end of the negotiation period, we must terminate or agree to Seller’s Response
- If you request for additional inspections, you will be allowed additional days, as set forth in the Agreement, to have them preformed and respond.
As your Buyer’s Representative, I will help you tailor a response to the inspection and present this response to the Seller and negotiate on your behalf for the requests and repairs. I will keep you informed of all time lines and let you know what is needed each step of the way.
